Terms and Conditions

Article 1 — Purpose

These terms and conditions govern the holiday rental of the villas offered by Terra D'Oro on the Terra D'Oro estate, located in Porto-Vecchio, South Corsica (20137), France.

Article 2 — Booking

A booking is confirmed and becomes binding once the deposit of 30% of the total cost of the stay has been paid by secure online payment (Stripe). A confirmation email summarising the details of the stay is sent to the guest.

Article 3 — Rates

Rates are quoted in euros (€), inclusive of all taxes. They include:

• Accommodation for the number of nights booked
• End-of-stay cleaning
• Household and bed linen
• Access to the villa's facilities
• Wi-Fi

Rates vary according to the villa and the period of the stay. The rate card for each villa, the special periods and the current offers are published on the Offers page and on each villa's page; they form an integral part of these terms.

The applicable rate is the one displayed at the time of booking. Where a stay spans more than one pricing period, each night is charged at the rate of the period to which it belongs. The residence is closed from December to March inclusive.

Article 4 — Payment

Two payment options are available:

• 30% deposit — Payable at the time of booking. The balance is due 48 hours before arrival: a secure payment link is sent to the guest by email, allowing the balance to be settled online before the stay begins. No payment is taken on site.
• Full payment — The entire cost of the stay is settled at the time of booking.

Payments are processed by Stripe, a PCI-DSS certified provider. No card details are stored on our servers.

Article 5 — Cancellation

In the event of cancellation by the guest:

• More than 30 days before arrival — Full refund of the deposit.
• Between 15 and 30 days — Refund of 50% of the deposit.
• Less than 15 days — The deposit is retained by Terra D'Oro.
• Less than 48 hours before arrival — The full price of the stay (deposit and balance) is retained by Terra D'Oro.

The balance for the stay, due 48 hours before arrival, is non-refundable once paid, whatever the date of cancellation: at this stage, the villa has been withdrawn from sale for the entire booked period and can no longer be re-let.

Where the full amount was paid at the time of booking, the portion corresponding to the deposit (30% of the cost of the stay) is subject to the scale above; the remainder is refunded if the cancellation is made more than 48 hours before arrival, and is otherwise retained by Terra D'Oro.

Article 6 — Arrival and Departure

Check-in is from 4pm on the day of arrival.
Guests must check out by 11am on the day of departure.
Alternative times may be requested, subject to availability.

Article 7 — Minimum Stay

A minimum stay applies, from 4 to 7 nights depending on the season; it varies with the villa and the period of arrival. It is shown on the Offers page and restated during the booking process, and the booking form does not accept shorter stays.

Where a stay spans two pricing periods, the minimum stay applied is that of the period of arrival, and each night is charged at the rate of its own period.

Article 8 — Maximum Occupancy

The number of people accommodated may under no circumstances exceed the maximum capacity stated for each villa. Exceeding it may result in the immediate termination of the rental.

Article 9 — Security Deposit & Guest Liability

A security deposit of €500 is requested by card pre-authorisation on the day of arrival. It is not debited and is released on departure, subject to the check-out inspection of the property.

The guest undertakes to use the rented property with due care, as a reasonable and prudent occupant would, and to return it in the condition in which they found it. They are liable for any damage occurring during their stay and attributable to them, fair wear and tear excepted.

Article 10 — Governing Law

These terms are governed by French law. Any dispute relating to their interpretation or performance shall be brought before the competent courts of Ajaccio.
